Plumbing FAQ

The questions we get asked most, answered plainly. If yours is not here, call and ask - we would rather talk it through than have you guess.

  • Live answer 24/7
  • Same-day appointments
  • Flat-rate pricing
  • No after-hours surcharge

Before you call

Two pieces of information make almost any plumbing call faster and cheaper. First: is it one fixture or the whole house? Second: when did it start, and did anything change around the same time?

That is genuinely most of the diagnosis. A single slow sink is a local blockage. Every drain in the house backing up is a main line problem. Weak pressure at one tap is an aerator; weak pressure everywhere is a regulator, a leak or corroded pipe.

What we will not do

Quote major work without diagnosing it. Pressure you into deciding on the spot for non-urgent work. Change the price after you have agreed it. If a repair will genuinely hold, we will tell you, even when a replacement is the bigger invoice.

Answers

Every question we get asked

How fast can you get a plumber to my Arizona address?

For emergencies in Arizona we dispatch immediately and most calls are attended the same day, often within a couple of hours. For scheduled work you pick a window that suits you. Call (888) 809-6756 and the dispatcher will give you a real arrival time rather than a vague 'sometime today'.

Are you open right now?

Yes. Rolland Plumbing Service runs a 24 hour plumber service in Arizona every day of the year, including weekends and public holidays. There is no separate after-hours rate, so a 2am call costs the same as a 2pm one.

How much does a plumber cost in Arizona?

We quote flat-rate, not hourly, so you know the number before work begins. A straightforward drain clearing sits at the low end, a water heater replacement or sewer repair at the higher end. The diagnostic visit is explained on the phone up front and there are no add-ons discovered halfway through.

Do you charge extra for nights, weekends or holidays?

No. Emergency plumbing in Arizona is billed at the same flat rates as a weekday appointment. Nobody should be penalised because a pipe chose Saturday night.

What plumbing problems do you handle in Arizona?

Everything from a running toilet to a full repipe: drain cleaning, sewer line repair and replacement, hydro jetting, water heater repair and installation, tankless conversions, leak and slab leak detection, gas lines, water softeners, sump pumps, fixtures and commercial work.

Do you work on commercial properties as well as homes?

Yes. Alongside residential work in Arizona we look after restaurants, retail units, offices, HOAs and multi-unit buildings, and we schedule around your trading hours where we can.

Can you tell me what is wrong before you come out?

Often we can narrow it down on the phone, which helps us bring the right parts. Describe what you are seeing, hearing or smelling when you call (888) 809-6756 and we will tell you what it most likely is and what it usually costs to put right.

Do you serve areas outside Arizona?

We cover every city in Arizona. If you are just outside Arizona we almost certainly still come to you, and there is no travel surcharge for surrounding communities.

What should I do while I wait for the plumber?

If water is escaping, shut off the supply. There is usually an isolation valve at the fixture and a main shut-off where the line enters the property or at the meter. If it is a gas smell, leave the building first and call from outside. Then call (888) 809-6756.

Do you guarantee your work?

Yes. Parts carry the manufacturer warranty and our workmanship is backed in writing. If something we repaired fails within the guarantee period, we come back and put it right.

Is there really someone answering at 3am in Arizona?

Yes, a person rather than a machine. Emergency calls in Arizona are dispatched as they come in, day or night, and you get an arrival window on that first call.

Why does my drain keep clogging after it is cleared?

Because the blockage was punched through rather than removed, or because there is a fault in the line holding material back. We camera the pipe after clearing in Arizona so you can see whether you are looking at maintenance or a repair.

Repair or replace - how do I decide?

Age is the deciding factor. Under eight years and it is usually worth repairing. Past twelve, especially on Arizona water, you are often paying to postpone a replacement by a few months. If the tank itself is leaking, replacement is the only real option.

Is tankless worth it in Arizona?

If you run out of hot water regularly, want the floor space back, or plan to stay in the house long enough to recover the install cost through lower standby losses, yes. If you have one bathroom and modest demand, a good tank may serve you better.

How do you know where the problem is?

A camera goes down the line and a locator marks the position and depth from above ground. You see the footage. Nobody digs in Arizona on a hunch.

How is jetting different from snaking?

A cable bores a hole through the blockage. Jetting uses high-pressure water to strip the pipe wall back to full diameter. Snaking gets you flowing today; jetting is what stops it recurring next month.

How do you find a leak without opening the walls?

Acoustic listening equipment, pressure isolation, line tracing and thermal imaging. We narrow it to a small area first, so if we do open something up it is a patch rather than a wall.

What causes slab leaks?

Abrasion where a line rubs against concrete, corrosion accelerated by local water chemistry, poor original installation, and ground movement. Hot-side lines fail more often because heat accelerates everything.

PEX or copper?

PEX-A installs faster, costs less, tolerates hard water well and does not develop pinholes. Copper is rigid, long-established and preferred by some owners. We will price both for your Arizona home and explain the trade-offs honestly.

What do I do first if a pipe bursts?

Shut the water off at the main, open a low tap to drain the system, keep people away from any electrics near the water, and call (888) 809-6756. Photograph the damage before you clear up if you plan to claim.

The toilet is overflowing right now. What do I do?

Take the lid off the cistern and push the flapper down to stop water entering the bowl, then close the small valve on the wall behind the toilet. That stops the flood. Then call (888) 809-6756.

Is a dripping tap worth calling about?

It is a small repair that stops a steady loss and prevents staining on the fixture. Most drips are a cartridge or seat and are dealt with in one visit.

My disposal hums but will not turn. Is it dead?

Usually not. That is the classic jam. There is often a hex socket underneath to free the plates and a reset button on the base. If it still will not run after that, it is electrical or the motor.

Do I need a sump pump in Arizona?

It depends on the lot and the building. Basements, crawl spaces and low-lying ground that takes monsoon runoff are the usual candidates. We will look and tell you honestly if you do not need one.

How hard is the water in Arizona?

Arizona water is hard across the state and in many areas well into the very hard range. We test at your property before recommending anything, because the number decides the sizing.

I can smell gas. What should I do right now?

Leave the building. Do not switch anything on or off, including lights, and do not use a phone inside. From outside, call your gas utility's emergency line, then call us at (888) 809-6756.

Can you work outside our trading hours?

Yes. Most commercial work in Arizona is scheduled overnight or before opening so you do not lose a day of trade.

Ready when you are
